Real Estate and Fixed Asset Manager - Senior Housing (Project Management)



Overview
We are seeking an experienced Real Estate Fixed Asset Manager to join our senior housing company. This key position will report directly to the CEO and interact regularly with owners and stakeholders. The ideal candidate will excel in capital expenditure budgeting, project management, and strategic planning for our real estate portfolio and fixed assets.
Key Responsibilities

Develop, implement, and manage annual capital expenditure budgets across the company's property portfolio
Lead comprehensive capital planning processes, including forecasting capital needs
Create detailed project scopes, timelines, and budgets for all major capital improvement initiatives
Oversee project management for renovations and upgrades ensuring projects remain on schedule and within budget
Conduct cost-benefit analyses for proposed capital projects and make strategic recommendations
Prepare and present capital expenditure proposals and ROI projections to the CEO and stakeholders
Monitor and report on capital project progress, budget variances, and completion metrics
Coordinate with operations teams to minimize disruption during capital improvement projects
Implement asset management systems to track and optimize performance of real estate holdings
Develop preventative maintenance programs to extend asset life and reduce long-term capital needs

Qualifications

Bachelor's degree in Real Estate, Finance, Construction Management, or related field
Minimum 5-8 years of progressive experience in real estate management, with specific experience in capital budgeting and project management
Proven track record of successfully managing multi-million dollar capital budgets
Experience planning and executing complex renovation or construction projects
Strong knowledge of project management methodologies and best practices
Demonstrated ability to develop accurate capital forecasts and financial models
Experience with fixed asset management systems , maintenance systems, and capital planning tools
Thorough Understanding of building systems, construction processes, and facility operations
Comprehensive of Life Safety Codes, Building Codes, and Fire Codes
Knowledge of senior housing regulations affecting capital improvements and renovations
