Accounting Manager (Administrative)



Organizational Overview

The Cincinnati Center City Development Corporation (3CDC) is a 501(c)(3), tax-exempt, private, non-profit corporation. The organizations mission and strategic focus is to strengthen the core assets of downtown by revitalizing and connecting the Central Business District and Over-the-Rhine (OTR). 3CDC works in close collaboration with the Cincinnati corporate community and City of Cincinnati to carry out its mission. With an annual operating budget of $20 million, the organization has a team of approximately 170 full-time staff and 180 part-time staff engaged in real estate development, real estate management, civic space management and programming and business district management.

Real Estate Development - To date, 3CDC has played a direct role in nearly $1.7 billion in development projects in downtown Cincinnati and the adjacent neighborhood of Over-the-Rhine. In completing over 100 development projects, 3CDC has reimagined key civic spaces, added market-rate and affordable housing to the urban core and created density through mixed-use residential and office projects that support local small businesses.
Real Estate Management - 3CDC leases and manages over 660,000 square feet of commercial space and over 5,100 parking spaces with annual operating revenues exceeding $32 million.
Civic Space Management and Programming - 3CDC manages and programs six civic spaces Fountain Square, Washington Park, Ziegler Park, Memorial Hall, Court Street Plaza, Elm Street Plaza, and Imagination Alley. 3CDC hosts nearly 1,600 free family-friendly events each year at these spaces.
Business District Management The organization manages two special improvement districts the Downtown Cincinnati Improvement District and Over-the-Rhine South Special Improvement District providing clean and safe services, homeless outreach, beatification efforts and marketing support to both districts.
Job Summary:
The Accounting Manager is responsible for overseeing the financial operations of the 3CDC-managed Civic Spaces and Business Districts, ensuring accurate accounting, budgeting, and financial reporting. This role reports directly to the Accounting Director and works closely with the Chief Financial Officer to support strategic financial planning and
decision-making. In addition to core accounting responsibilities, the Accounting Manager collaborates with event and operations teams to develop, manage, and monitor budgets that support the activation and maintenance of civic spaces and business districts. This position plays a key role in aligning financial practices with organizational goals and community impact.
Tasks:

Supervises a team of two accountants, providing guidance, reviewing work for accuracy and completeness, and directing the teams workflow to ensure timely and effective execution of tasks
Manages the monthly close process of assigned entities, ensuring financial results are reported timely and accurately to relevant internal and external stakeholders
Manages weekly reporting of key operational metrics including concessions income, site staffing, pool and ice rink admissions, and off-duty police detail primarily through excel-based processes, with ongoing efforts to enhance reporting through Power BI
Maintains and manages the annual and ongoing budget process for assigned entities through collaboration with events and operations teams, including rolling forward the budget template, updating projections throughout the year, monitoring performance against budget, notifying responsible parties of significant variances or issues, and addressing follow-up questions from management
Maintains staffing cost tracking files in coordination with operations and events teams, incorporating schedule updates and feedback to ensure staffing cost projections are accurate and aligned with the overall budget
Oversees the inventory tracking process in collaboration with site supervisors, ensuring the system is updated with purchases, counts are routinely performed, and significant variances are investigated and addressed to minimize product shrinkage
Supports Accounting Director by preparing assigned schedules related to the 3CDC consolidated annual audit and tax return
Reviews journal entries and account reconciliations prepared by staff accountants to ensure accuracy, completeness, and compliance with accounting standards
Accurately maintains all applicable accounting records in accordance with accounting policies, Generally Accepted Accounting Principles (GAAP) and regulatory requirements
Develops and continuously improves accounting policies and procedures to ensure compliance with GAAP and internal controls
Assists the Accounting Director in maintaining accounting systems
Responds to inquiries from management and other interested parties regarding accounting data, reporting and other data metrics

Qualifications:

Demonstrated skills and knowledge of accounting, budgeting, real estate finance, internal controls and administrative functions
Strong research skills related to technical issues on transactions in terms of the internal revenue code and/or generally accepted accounting principles
Demonstrated ability to gain a strong working knowledge of 3CDCs mission and ongoing development activities and to effectively articulate such activities in a verbal and written form
Strong attention to detail and excellent organizational skills and work habits
Solid time management skills; ability to handle multiple projects, meet deadlines, and function independently and efficiently in a fast-paced environment
Experience in problem solving with ability to recognize issues and deal with them directly
Personable, positive, and enthusiastic attitude with capability to deal effectively with people (both internal and external)
Excellent oral and written communications skills
Ability to make formal presentations in board of directors and committee meetings

Licenses, Credentials, Certifications:

A bachelors degree or higher in accounting or related field from an accredited college or university
A minimum of 5 years directly related experience in a leadership position within a public or private organization in accounting or finance
An active CPA license, preferred

Skills or specialized knowledge:

Extensive experience using Microsoft Office, especially Excel
Experience using (or the ability to learn the following software)
o Square
o BevSpot inventory management plugin
o MRI
o Blackline
o Power BI
Must be able to maintain the highest degree of confidentiality

Physical and Mental Demands:

Frequently required to sit at a desk/workstation for long periods of time
Ability to work at a computer terminal for an extended period of time
Digital dexterity and hand/eye coordination in operation of office equipment
Able to speak and hear employees on the phone or in person
Body motor skills sufficient to enable employee to move around the office environment
Additional mental requirements: compare, decide direct, problem solve, analyze, instruct, and interpret
The ability to work well under stress
This is a full-time, exempt position
